Cape Coral: prices are up and down at the same time
The median sold price in Cape Coral was $380,000 in September, up 6.4% from a year ago. Sounds like a seller's market, doesn't it?
Now the rest of the sentence. Median asking price: $402,800, down 7.8% from last year. Zillow's value index puts the typical Cape Coral home down about 3% from last year. Sold prices up, asking prices down, home values down. All three are true at once.
Here's how: it's a mix shift, not a boom. The homes actually closing are the realistically priced ones, and there are fewer overpriced listings dragging the median around, with active listings down nearly 16% from last year. Sellers who priced to 2022 spent the year cutting; sellers who priced to 2026 are the ones in the “sold” column pushing the median up. The market isn't paying more for houses. It's paying asking price for correctly priced houses and ignoring the rest.
Days on market: 85 days median, down 20% from last year. Better, but 85 days still gives buyers room to think, inspect, and negotiate.
If you're selling: the data is handing you the playbook. Realistic pricing is literally what's driving the median up. Price to the comps and you're the comp everyone else wishes they were.
If you're buying: sellers have already negotiated against themselves, asking prices down nearly 8% before you even tour. On anything sitting past two months, write with confidence and keep your contingencies.
