October 2026 Newsletter: Market Update: Cape Coral's Price Puzzle + Waterfront Buying Guide

by Gina Robertson

Welcome to October! While our northern neighbors are reaching for winter coats and raking leaves, fall in Southwest Florida (SWFL) brings a different kind of magic: the official countdown to season across Cape Coral, Fort Myers Beach, Bonita Springs and beyond. The intense summer humidity softens, morning coastal breezes return, and our local real estate market hits one of its most interesting stretches of the year.

This month, we're unpacking a genuine head-scratcher in the Cape Coral market: sold prices are up while asking prices are down, and what that split means whether you're buying or selling. We're also sharing our field guide to buying on the water: canals, seawalls, bridge clearances, and the marine due diligence that protects your investment before you fall in love with the view.

Thank you for taking the time to read this month's newsletter and staying connected to our local market and community. If you ever have questions about buying, selling, or investing here, just reach out.

📈 🏡 Cape Coral: Prices Are Up and Down at the Same Time

September brought a real paradox to the Cape Coral market. The median sold price climbed 6.4% from last year to $380,000, yet median asking prices fell nearly 8% and overall home values slipped about 3%. What's actually happening is a tale of two strategies: realistically priced homes are selling fast (and pulling the median up), while overpriced listings sit, cut, and sit some more.

With active listings down nearly 16% from last year and homes going under contract in a median of 85 days, buyers have the most negotiating room they've seen in years, and sellers have a clear playbook: price to the comps, not to 2022. For investors, the softening asking prices against steady closings signal a market rewarding precision over optimism. Read the full article here.

🚤⚓ The SWFL Waterfront Homebuyer’s Field Guide: Canals, Seawalls, and Access

Living on the water is the quintessential Southwest Florida dream, but the difference between a boater's paradise and a very expensive stationary lounge comes down to details most buyers never think to check. Direct access versus Gulf access, bridge clearances at high tide, verified water depth at low tide, and the structural health of the seawall (a replacement can run into the tens of thousands) all decide whether your boat actually leaves the dock.

This guide walks through the marine due diligence that protects your investment before you fall in love with the view: how to read canal listings like a local, what to look for in a seawall walkthrough, why mangrove rules matter for your dock plans, and the one measurement, waterline to highest point, every vessel owner should take before choosing a neighborhood. Dreaming of a dock out back? I can run a customized waterfront property search matched to your vessel's specs, plus a marine infrastructure review before you write an offer, so you can set sail with confidence this season. Set a Quick-Meet with me, or call or text me at 612.209.6205.
